Real Estate for Health Care Professionals

Being married to a physician and having relocated to the area ourselves, I understand the importance of having a local connection that is familiar with the area and understands the responsibilities of many health care workers. Most healthcare professionals have call responsibilities, so they are interested in a home that has a short drive to their medical practice or hospital.  There are many neighborhoods in the Fredericksburg Area that serve this purpose from Historic Downtown Fredericksburg neighborhoods to amenity filled neighborhoods that have pools, tennis courts, and hiking trails to areas with No HOAs, 5+ acres, and room for horses depending on your family’s preference and personality.

Although the Internet has become the primary market place for real estate home listings, and it is a great resource for someone outside of the area to preview homes from afar. However, a relocating physician or healthcare provider and their family may not have time to review the thousands of properties from a home search and may be unfamiliar with the area. Young Physicians, Residents and Fellows who have recently graduated from their medical residency or fellowship program may well be most concerned that they can qualify for a home loan. Often these programs do not require private mortgage insurance and allow for no or low down payments dependent on credit factors.

Established Practicing Physicians with strong earnings, high salaries and high net worth are not as affected by stringent lending standards, high property taxes or luxury home prices. They are more concerned with quality of life issues that affect their families. Access to quality public schools and private schools, recreational amenities, safe neighborhoods, strong real estate values and social amenities such as exclusive clubs and high-end dining venues. I can provide information about taxes, schools and community features in various neighborhoods that may meet the standards of incoming physicians and their families. I am prepared to conduct both virtual tours and on-site tours when physicians are interviewing for a new practice opportunity.

Senior Physicians and Retirees will often be empty nesters considering downsizing their personal homes. They may wish to consider upscale Condos or Townhomes in country club communities or retirement communities. I can work with a physician’s schedule and help them make an informed decision that meets all their family and social needs.
